Association Rules
Even though you do own your own home when
you buy a condo in North York, there are rules set down by
the condo association governing the actions of all the
occupants of the building or complex. Everyone who lives in

a condo, you should request a copy of these rules as they
apply to your location so that you won’t be faced with

fees are used to do maintenance on the building and the
common areas, such as the lobby, stairways, elevators and

There are also rules
about whether or not you are permitted to have pets in your

even though this is your home. There may be restrictions on
the size and type of pets and whether or not you can walk
them on the grounds.
While parking spaces
are assigned to the condo owners, you may have to pay for a
second parking spot if you have more than one vehicle. There
may be restrictions about parking vehicles out front, such
as a truck or an RV. You should also check to see if there
are extra parking spaces where your visitors can park their
vehicles when they come to call.
Loud music is one of
the rules you will see written in all condominium documents.
Playing loud music or having loud parties late into the
night interferes with the activities of your neighbours and
most condos have a time after which you cannot engage in
such activities. This rule is one that seems to be universal
in condo associations and in neighbourhoods throughout a
city.
At the same time,
what you do inside your North York condo is up to you. In
some cases, residents feel that condo associations have gone
too far in requiring residents to have their main doors
painted a certain color or limiting the number and types of
plants or ornaments that you can have outside the door. It
is quite possible that your neighbour may be the one to
inform on you should you step over this line.
The worst case
scenario of living in a condo with strict rules is that you
live right next door to one of the board members who is
obsessed with enforcing these rules. This will make bad
friends and make your life miserable. Once you start
breaking even the smallest or rules, this person will be
right on top of you informing you of the rules and the fines
or penalties for the infraction.
Once you have a look
at the rules set down by the condo association, you have to
ask yourself if you can live with having these rules imposed
upon you. If you are happy with them, then you can go ahead
and follow through with the purchase. If there is anything
in the rules that doesn’t sit well with you, then this is
